Gulph Creek Hotels currently operates the Renaissance Hotel Allentown. The owners of the hotel selected Gulph Creek Hotel to take over operations of the hotel in 2021 because the Owner was confident that we would operate the hotel with a leaner model and stronger bottom line. In 2023, Ownership was looking to develop a second hotel adjacent to their planned Music Hall. We worked with Ownership to best understand the market and the opportunity for a hotel in that location. We then worked with brands and helped them to secure the Moxy affiliation, We have been working closely with Ownership to plan and execute the Moxy Hotel Allentown West. A September 2024 opening is slated for the 133-Room Hotel.
Gulph Creek Hotels worked with Ownership to plan and develop the 136-room Hilton Garden Newtown Square, Pennsylvania. We opened the hotel in 2017 and continue to operate. Ownership was planning a mixed-use development adjacent to the Hilton Garden and reached out to Gulph Creek to plan for a second hotel. We worked with Ownership to understand the opportunity and then worked with brands to bring AC to Newtown Square. We have worked with Ownership to plan and develop the hotel, and are excited to open the hotel in August of 2024.
Gulph Creek to over operations of the Best Western Inn at King of Prussia in 2016. The Owner was planning to sell the hotel and knew Gulph Creek would be able transition the hotel’s employees in the event that the Hotel was redeveloped as retail. Gulph Creek operated the hotel for two years and acquired the hotel in 2018. Gulph Creek executed a modest renovation to maintain the Best Western affiliation and improve the performance of the hotel. Ultimately, we determined that a good portion of the hotel was reaching economic obsolescence and developed an alternative plan. We are now on the eve of opening a 136-room Residence Inn and completing the renovation and conversion to the 68-room Hotel Prussia, a Best Western collection. A 10,000 square-foot retail center will be constructed on the front of the site, formerly occupied by the original hotel’s lobby, meeting space and 22 guest rooms.
Gulph Creek was approached by a regional developer who acquired an 800,000 square foot research and development campus in Wilmington, Delaware. The Developer was interested in developing a hotel on the front parcel. Gulph Creek Hotels performed a market and brand research study and ultimately secured a Residence Inn affiliation for the site. We have worked with Ownership to plan the hotel and finalize approvals. A June 2024 ground breaking and summer 2025 opening is planned for the 127-room Residence Inn. The hotel will feature a large patio with a beer garden to take advantage of our location in front of the redeveloped life science center.
